What documentation do you need to start underwriting?
We work from the asset and the exit. Typically that means the purchase contract or current title, a summary of the business plan, and your exit strategy. We underwrite the deal, not just your personal financials.
How quickly can you fund a transaction?
For a straightforward bridge or acquisition with clean documentation, we can often close in 10 to 15 business days. Construction and ground-up deals take longer. We'll confirm timing once we review the deal.
Do you require a personal guarantee?
Generally, yes, for non-recourse or limited-recourse structures. The strength of the asset and the equity in the deal determine how much recourse we require. We'll be direct about the structure upfront.
What is your typical loan-to-value ratio?
It varies by product and asset class. Bridge and hard money usually ranges up to 75% of the as-is value. Construction financing is based on a percentage of the completed value and the cost to build.
Do you lend outside of New York?
Yes. We're based in New York and we finance real estate transactions nationwide. The property location matters less than the deal itself, the sponsor, and the exit strategy.
Are there any upfront fees to submit an inquiry?
No. Submitting an inquiry costs nothing. We evaluate the deal at no charge and walk you through the proposed structure. The only fees that come into play are at the closing, which we outline clearly in the term sheet.
