ELIGIBILITY

Can I get approved?

Asset-based lending, so the property drives the decision, not your tax returns alone.

What do you look for in a borrower?

We underwrite the asset first. Your experience, exit strategy, and the property's value matter more than traditional credit metrics. We fund investors, developers, and commercial owners who can show a clear path to payoff.

How fast is the approval process?

We move at the speed of a transaction, not a bank. Most approvals are structured within days once we have the purchase contract, property details, and your exit plan in hand. Speed depends on how complete your package is.

What documentation do I need to apply?

You'll need the purchase agreement or refinance details, a rough property valuation, and your proposed exit strategy. We don't ask for years of tax returns or bank statements up front. We focus on the deal structure.

Do you require a minimum credit score?

No fixed minimum. Credit is a secondary factor in our decision. We assess collateral coverage and your execution plan first. Strong collateral can overcome credit history that would stop a conventional lender.

Can I get financing with no income verification?

Yes. Our loans are asset-based, so verified income isn't the primary qualifier. This suits investors with complex tax situations or those between W-2 jobs. The property's value and your exit plan carry the weight.

What loan-to-value ratios do you fund?

We typically fund up to 75% of the after-repair value on fix-and-flip and bridge deals. Construction and ground-up projects are structured with staged draws tied to progress. Exact LTV depends on the asset and the strategy.
